Due to family circumstances I found myself in a position of needing a larger home. I found myself with the standard dilemma: do I buy first and take the chance of being bumped by a cash offer or sell first and worry about finding a house to buy? My solution was to use Crown's bridge loan-guarantee with the written Pre-approval. When my wife found her perfect home it was vacant. The seller had already moved his family out of state and I knew a quick closing would be of value to him. This allowed me to make a low offer. Using the combination pre-approval bridge loan and 10-day closing, the seller accepted a 15%-off asking price offer. Now for the next step, I had to sell my home. I entered into Crown's Sellers Assistance Program. The ugly yellow sign went up Friday night. Saturday and Sunday I counted nine cars in front of my house writing down the number. On Sunday, while working in my yard, a nice young couple stopped in front of my house asking to see the inside: I explained the Open House was not scheduled until later in the month. They explained they had already sold their home and needed to find a house, close and move in just over one month. I decided to break the rule of only allowing pre-approved buyers in the home. They looked at the home and made a full-price offer on the spot. On Monday the couple made application with Crown and were approved. My house was sold full price, with no realtor commission. I figure this put an extra ,000 in my pocket just for having the ugly yellow Sellers Assistance sign in my yard. If you question the value of Crown's exclusive Buyer and Seller's Assistance program then you do the math - my personal savings was huge. I hope you in the future can do as well.
