Due to family circumstances I found myself in a position of needing a larger home. I found myself with the standard dilemma: do I buy first and take the chance of being bumped by a cash offer or sell first and worry about finding a house to buy? My solution was to use Crown's bridge loan-guarantee with the written Pre-approval. When my wife found her perfect home it was vacant. The seller had already moved his family out of state and I knew a quick closing would be of value to him. This allowed me to make a low offer. Using the combination pre-approval bridge loan and 10-day closing, the seller accepted a 15%-off asking price offer. Now for the next step, I had to sell my home. I figure this put an extra ,000 in my pocket just for having the ugly yellow Sellers Assistance sign in my yard.
